NOTICE OF SUBSTITUTE TRUSTEE’S SALE
Default having been made upon the terms of the Deed of Trust set forth below and the indebtedness secured thereby, sale at public auction will be on September 5, 2019 at 10:00 A.M., local time, at the north door of the Tipton County Courthouse in Covington, Tipton County, Tennessee pursuant to Deed of Trust executed by Claude Jackson and Remell Jackson to Thomas D. Forrester, Trustee on February 10, 2006 and of record at Book 1259, Pages 204 - 210 in the Register’s Office of Tipton County, Tennessee and conducted by Bryan K. Smith or Anthony C. Pietrangelo, Substitute Trustees pursuant to Substitution of Trustee executed by InSouth Bank.

The following real estate located in Tipton County, Tennessee, will be sold to the highest call bidder subject to all unpaid taxes, including 2019 Tipton County real property taxes, prior liens and encumbrances of record:
Beginning at a stake in the center of the Tipton – Campground Road Claude Jackson’s southeast corner; thence North 4 East 623 feet to a stake Claude Jackson’s northeast corner; thence North 87 ½ East 141 feet to a stake; Thence South 4 West 610 feet to a stake in the center of the Tipton – Campground Road; thence with the same South 81 ¾ West 143 feet to the beginning, containing 2.00 acres, less and except that part occupied by the Tipton – Campground Road as its right of way.
Being the same property conveyed to Claude L. Jackson and wife, Ranell Jackson, by warranty deed of record at Deed Book 307, Page 546 in the Register’s Office of Tipton County, Tennessee.

Owner of Property: Claude L. Jackson and wife, Ranell Jackson, both deceased, and the unknown heirs at law or beneficiaries of the estates of said Claude L. Jackson and Ranell Jackson.
Renell Jackson, Renell Jackson and Remell Jackson are believed to be the same person, although the name is spelled differently on various documents in the chain of title to the property.
Other interested parties:Claude L. Jackson, Jr., and any other unknown heirs at law of Claude L. Jackson and Ranell Jackson, or the unknown beneficiaries of the estates of Claude L. Jackson and Ranell Jackson; Discover Bank pursuant to a judgment against Claude L. Jackson, Sr. and Ranell Jackson of record at Book 1554, Page 333; United States of America, Department of the Treasury – Internal Revenue Service pursuant to (a) Federal Tax Lien of record at Lien Book 18, Page 421, and (b) Federal Tax Lien of record at Lien Book 18, Page 226, each against Claude L. Jackson and Ranell Jackson;
Each and every lien or claimed lien of the United States of America with respect to which 26 U.S.C. 7425 requires notice to be given to the United States in order for the sale of the land thus advertised not to be subject to the lien or claim of lien of the United States of America is as follows: (a) Federal Tax Lien of record at Lien Book 18, Page 421, and (b) Federal Tax Lien of record at Lien Book 18, Page 226, each in the Register’s Office of Tipton County, Tennessee.
With respect to every such lien or claim of lien of the United States, the notice required by 26 USC 7425 to be given to the United States has been timely given, and the sale of the above described real property will be subject to the right of the United States of America to redeem the land as provided for in 26 USC 7425.
All right of equity of redemption, statutory and otherwise, and homestead are expressly waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Successor Trustee.
The right is reserved to adjourn the dale of the sale to another day, time and place certain without further publication, upon announcement at the time and place for the sale set forth above. If the highest bidder cannot pay the bid within twenty-four (24) hours of the sale, the next highest bidder, at their highest bid, will be deemed the successful bidder.
This property is being sold with the express reservation that the sale is subject to confirmation by the lender or trustee. This sale may be rescinded at any time.
